Project Description

Balcony Repairs

2700 Lawrence Ave East is 6-storey multi-unit residential building. The floor slabs extend beyond the building envelope to form balcony slabs. The slabs are joist extended. The balconies are 100 sq. ft. in size each. Metal balcony railings are provided at the outside edge of the balconies. Immediate balcony repairs due to existing dangerous conditions were required.

Project Scope

The 2004 project started in May with the installation of hoarding and site protection.

Repairs included:

• Balcony slab edge repairs and a combination of through-slab, top surface and soffit repairs.
• Structural joist steel extension repairs
• Balcony railing system repairs including replacement and repairs of balcony slab railing anchors on several selected balcony drops.
• Painting of all balcony soffit surfaces and slab edges by architectural coating.
