Project Description

Parking Garage and Podium Deck Rehabilitation

The Building at 5600 Sheppard Ave. East is a multi-level residential building with two parking levels. One suspended parking level at grade and one underground parking level. The podium deck on the North Side of the building is treated with hard landscaping (i.e. asphalt, concrete island etc.). The podium deck on the South side typically consists of a combination of hard and soft landscaping.

The podium deck and upper parking slabs are both normally reinforced two-way flat slabs with thickness of 8 and 7 inches respectively. The slabs are supported by drop panels and reinforced concrete columns.

Project Scope

The 2004 project started in March with the installation of hoarding, site protection and temporary traffic control stop-on go light signal system at areas where the driveway width was reduced.

Repairs included:

  • Wholesale removal and replacement of the top half (4inch) of the suspended parking garage slab (9,000 sq.ft) including localized repair of soffit concrete delaminations as through-slab repairs with 35 Mpa Silica Fume concrete (2,000 sq.ft).
  • Construction of new concrete support saddle for the full length of hydro duct bank on the underside of the suspended parking slab.
  • Localized concrete repair of column and wall vertical surfaces on both parking levels.
  • Installation of new thin traffic deck waterproofing system on the entire suspended parking slab area including painting of all parking stall lines, curbs, directional arrows and pedestrian walkways.
  • Localized concrete painting.
  • Wholesale removal and reinstatement of asphalt wearcourse and 2–ply hot-rubberized waterproofing membrane (3,500 sq.ft) on the surface of the North Podium Deck.
  • Local replaced of asphalt paving on grade (2,500 sq.ft).
  • Removal and replacement of concrete pad, curbs, concrete piers for existing lamp-post piers.
  • Parking line painting
  • Removal and replacement of overburden materials on the surface of the South Podium Deck (approximately 2,000 sq.ft) including installation of new 2–ply hot-rubberized waterproofing membrane.
