Project Description

Total Concrete Balcony Slab and Railing System Replacement

48 Laverock Avenue  is 5-storey multi-unit residential building.
The floor slabs extend beyond the building envelope to form balcony slabs. The slabs are joist extended. The balconies vary in size ranging from 65 sq. ft. to 172 sq. ft. in size.  Metal balcony railings are provided at the outside edge of the balconies.
Due to the poor existing condition of the concrete forming part of the balcony slabs immediate balcony repairs were required.


Project Scope

The project started in June 2006 with the installation of hoarding and site protection.

This project involved:

  • Total concrete balcony slab replacement (approximately 4,250 sq. ft.).
  • Structural joist steel extension repairs.
  • Installation of  new thin pedestrian waterproofing system to the balcony slabs.
  • Balcony railing system replacement (a new picket aluminum railing system was supplied and installed).
  • Localized masonry work.
