Project Description

2007 Balcony Slab Replacement and Railing System Replacement

The building located at 4222 Bathurst Street in Toronto, is 8-storey high-rise apartment building. Balconies vary in size depending on the location in the building and range from 80 sq. ft. to 200 sq. ft. in size for a total of approximately 6,720 sq. ft. of balcony slab surface area. Metal Railing System is provided at the outside edge of the balconies. Due to the poor existing condition of the concrete forming part of the balcony slabs immediate balcony repairs were required and approximately 45% of the existing balcony slabs are to be replaced.

The 2007 project started at the end of May with the installation of hoarding, site protection, and covered walkways.

This project involved:

·       Structural repairs including major balcony slab replacement (total replacement of all top three floor balcony slabs - 2,800 sq. ft.), total replacement of the first twelve inches (12’’) of all concrete balcony slab edges on all remaining balconies (approximately 900 lineal feet), localized canopy slab edge replacement, localized balcony through-slab concrete repairs, localized floor slab edge concrete repairs and localized vertical concrete repairs.

·        Installation of new thin pedestrian waterproofing system to the balcony slabs.

·        Balcony railing system replacement

·        Localized removal and replacement of damaged deteriorated brick masonry and re-pointing of deteriorated brick mortar joints 

·        Preparation and painting of all exposed concrete surfaces
