Project Description

2007 Repairs of Stairways and Concrete Columns

In December 2007 Albatech Building Restoration Inc. started 207 Queen’s Quay West Stairways and Concrete Columns Rehabilitation Project.

Queen’s Quay Terminal located at 207 Queen’s Quay West in Toronto, Ontario is a 12-storey high-rise commercial office building incorporating a specialty retail centre with over 30 shops, restaurants and cafes, approximately 400,000 square feet of office space on 9 levels, the 450-seat Premiere Dance Theatre and 4 top floors of residential condominiums. The Art Deco style complex with two atria, multi-level interior courtyards and walkways is situated at Harbourfront Centre on Lake Ontario within walking distance to Downtown Toronto.

The Terminal Warehouse Building was the first poured concrete building in Canada. The structural system of this building is cast-in-place reinforced concrete construction. The building was designed in the middle of 1920’s and was built in 1926 as a dry storage shed for general merchandize and cold storage. The building was renovated in 1983. It was one of Toronto’s first conversions of a former industrial building to a mix of commercial, office and residential condominiums.

The building is ‘listed’ in Toronto Historical Board’s Inventory of Heritage Properties.

The 2007 project started with the mobilization, installation of hoarding, dust protection and set up of the site and involves:

South-East Spiral Stair Repair Program

  • Removal of existing pre-cast stair concrete panels and mortar bed.
  • Stair structural concrete repairs.
  • Installation of new thin waterproofing system at spiral stair.
  • Application of penetrating sealer at the central column.
  • Installation of new mortar bed and pre-cast concrete treads at all treads.
  • Installation of new Watson Bowman Acme -Water Tite WT-200/250 expansion joint system at the joint between the south-east stair and walkway balcony.
  • Painting of the hand rail post bases.

South-East Walkway Repair Program

  • Removal of existing concrete topping and mortar bed at walkway balcony.
  • Balcony concrete structural repairs including localized replacement of deteriorated concrete on the slab surface of the suspended balcony (approximately 310 square feet), localized soffit, through-slab and vertical wall/column repairs.
  • Installation of new galvanized scuppers.
  • Installation of new Basf -Sonoshield HLM 5000 waterproofing system at the top surface of the balcony slab.
  • Installation of new 4 “thick concrete topping with broom finishing at the walkway balcony.
  • Installation of new architectural coating at the soffit and exterior vertical face of the balcony walkway.

South-West Stair

  • Removal of existing concrete steps, mortar bed and concrete topping at the lending area.
  • Installation of new concrete steps and concrete topping at the lending area.
  • Installation of thin waterproofing wearcourse at the handicap ramp.

West Columns

  • Refurbishment of the existing steel cover plates at the west columns.
  • Installation of new architectural coating at the west columns.
