Project Description

Concrete Balcony Repairs

1867 Bloor Street East is 11-storey multi-unit residential building.
The floor slabs extend beyond the building envelope to form balcony slabs. The slabs are joist extended. The balconies vary in size ranging from 100 sq. ft. to 150 sq. ft. in size.  Metal balcony railings are provided at the outside edge of the balconies.
Due to the poor existing condition of the concrete forming part of the balcony slabs immediate balcony repairs were required.


Project Scope

The project started in October 2005 with the installation of hoarding and site protection.

The project involved:

  • Total balcony slab replacement and localized through slab concrete repairs (approximately 10,850 sq. ft. - 70% of the existing balcony slabs).
  • Complete balcony slab edge replacement.
  • Total joist steel extension replacement ( approximately 65% of rusted joist extensions were replaced)
  • Structural joist steel extension repairs (approximately 1,500 rusted joist extensions were re-welded with new structural steel).
  • Installation of  new thin pedestrian waterproofing system to the balcony slabs.
  • Painting of all balcony soffit surfaces by an architectural coating.
  • New picket aluminum railing system was supplied and installed.
